DESIGN
Phase 1- Initial Meeting
This meeting will usually take between 2 and 3 hours
- Bring in your design worksheet. Before designing begins, a design contract will be presented for your review. This will outline for you what our design service does and what the cost is for drawing plans. A down payment for preliminary plans is expected at this time. See Imagination In Design for more information. for more information.
- Bring in any pictures, ideas, blueprints, or magazines that have items you would like in your plan.
- Discuss design worksheets and determine the amenities you would like in your home and how they coincide with your budget.
- We will work to establish a timeline of what to expect next for the completion of the design phase or moving on to the bidding process.
Phase 2- Designing the right plan
- From our initial meeting, our designer will draft a preliminary plan for your review. These plans will include the floorplan and front elevation
- If any changes are needed, revision meetings with our designer can be scheduled.
- A visit to your lot may be necessary to determine the correct placement of the home or to establish the feasibility of windows or doors in basement.
Phase 3- We love it! Bid it!
- Final plans will be drafted. These will include floorplan with room sizes, front, rear, and side elevations. BIDDING Bidding Phase 1- Proposal
- Customer selections for accurate pricing or Smart Specs used for bidding.
- From your final plans, we will send your prints out to bid to our trusted subcontractors. Discovery phase w/ subcontractors re: unique aspects of home. Once bids are received, we will prepare a proposal for your review.
- Your proposal will include any product you requested and/or Smart Custom Homes Specifications.
